How to do a sandwich lease option strategy in real estate. It’s really nothing but a fancy way of saying Rent to own. In this video we’ll go over the pros and cons of doing sandwich lease options for the seller and the Tenant Buyer. You can use this to buy houses with nothing down or a very little down payment from you. Then turn around and collect a large down payment from a Tenant Buyer. This is a good strategy to deploy when you can’t negotiate a subject to purchase with the seller.
You’ll be structuring two different real estate contracts which are the “Lease” and the “Option to Buy Contract”. You’ll do two separate transactions, one with your seller and you’ll have separate documents with the Tenant End Buyer with you being the glue that holds the deal together. This real estate strategy allows you to buy a house and invest in real estate without using your credit as well.
