Dallas-based Creation has completed the three-building, 531,601-square-foot Fort Worth Commerce Center in North Fort Worth, Texas. It’s the developer’s third industrial completion in the area.
Located in one of the nation’s most sought-after industrial markets, the master-planned Class A campus occupies more than 30 acres. It’s designed to accommodate users from 34,041 to 221,444 square feet. LGE Design Build designed and led the project that broke ground in 2022.

Fort Worth Commerce Center is one of at least seven projects funded by a $1 billion joint venture between Creation and J.P. Morgan Global Alternatives. The partnership’s goal was to invest in industrial, warehouse and logistics developments across four states—Texas, Arizona, New York and New Jersey. Fort Worth Commerce Center was the largest of the first three projects funded at that time.
The light industrial center was 70 percent preleased
The light industrial center has both rear- and front-load buildings with clear heights of 32 to 36 feet, a total of 120 dock doors and six drive-in doors. It provides accessibility and visibility from Loop 820.
The campus was already 70 percent leased upon completion. Big Ass Fans, a fan manufacturing company, leased the 221,444-square-foot Building A for its Central United States distribution hub, office and showroom. Lockheed Martin committed to Building C, a 136,165-square-foot asset, for storage and distribution purposes. Matt Carthey and George Jennings of Holt Lunsford Commercial are handling leasing at the property.

Creation Principal Taylor Mitcham said in prepared remarks the firm is planning another project in the submarket, without disclosing any details.
However, Creation has previously been active in the area. A joint venture between Creation and Crow Holdings completed construction of Northmark Commerce Center in Haltom City, Texas, a Fort Worth submarket, early last year. Another Creation project also in Haltom City, 820 Exchange, came online in 2021 and sold that same year to a CBRE fund.
Founded in 2018 by David Sellers and Bob Agahi, Creation has a portfolio totaling $4.5 billion worth of ground-up developments in major growth areas of Arizona, California, Texas, Tennessee, New York and New Jersey. Last year, the company surpassed the $1 billion mark in its Texas commercial real estate portfolio, including its $17 million Dallas Design District headquarters.
Last month, Creation broke ground on Thunderbird Commerce Park, a $60 million Class A industrial project in Scottsdale, Ariz. The 243,360-square-foot building will rise on an 18-acre site within Scottsdale Airpark and adjacent to the Scottsdale Airport. Completion is expected later this year.
In November, Creation and Clarion Partners acquired nearly 100 acres in Phoenix for the development of Park Algodon, a 1.3 million-square-foot industrial and retail campus. The $250 million project is slated for delivery in late 2025.
