Cubework.com Inc., a national industrial coworking company, has signed a 916,150-square-foot, full-building lease in Glendale, Ariz. Heitman Capital Management LLC is the owner of the property, situated within the Cotton 303 Logistics Center.
The long-term lease represents Cubework’s second large expansion over the last year, bringing its Greater Phoenix presence to almost 2 million square feet. Colliers’ Don MacWilliam and Payson MacWilliam represented the landlord in the lease signing, while Kander Pacific Inc. negotiated on behalf of the tenant.
Developed by The Pizzuti Cos., the building at 6801 N. Cotton Lane came online in 2022, according to CommercialEdge data. Situated on some 55 acres of land, the property features 40-foot clear heights.
The warehouse and distribution building is located at the southwest corner of Loop 303 and Glendale Avenue Loop 303, a bypass of the West Valley. Tenants will have access to Interstate 10, U.S. Route 60 and other highway systems, connecting the site to larger Arizona and other western area.
Heightened activity in the Loop 303 corridor
The Loop 303 corridor has emerged as a hot spot for industrial development and commercial real estate activity, due to its convenient location. The region provides access to metro Phoenix’s skilled workforce, has good rail connectivity and offers access to Southern California.
In late 2022, Logistics Plus completed a 1.1 million-square-foot facility, located at the intersection of Loop 303 and Bethany Home Road. The storage and fulfillment warehousing space is next to another Logistics Plus project, completed in May 2022.
Suburban Land Reserve Inc. is set to develop a $600 million industrial park in the area. Four buildings, each comprising 1 million square feet, will neighbor other new projects, recently approved by The Glendale City Council.
