Denholtz Properties has delivered more than 40,000 square feet of new flex industrial space in Hamilton with the completion of a project just off Interstate 195.
Located at 800 Horizon Drive, the facility is less than three miles from New Jersey Turnpike Exit 7A and has 26-foot clear ceiling heights, 15 roll-up doors and more than 100 car parking spaces, according to a news release. The Red Bank-based developer is now marketing the property to prospective tenants seeking as little as 2,700 square feet, pitching a location that provides easy access to the Philadelphia and New York City metropolitan areas.
Denholtz also noted that the 40,500-square-foot development, known as 800 Horizon Center, sits at the junction of I-195 and Route 130.
“Throughout our history, we have been honored to help hundreds of businesses find homes across our multimillion-square-foot flex/industrial portfolio,” said Steven Denholtz, the firm’s CEO. “We are confident that the completion of 800 Horizon Center will continue our proud tradition of creating spaces tailored to the exact needs of today’s and tomorrow’s businesses.”
The developer added that there are roughly 100,000 affluent, highly educated residents within a five-mile radius of 800 Horizon Center.
“The central New Jersey industrial market is among the tightest in the state with a vacancy rate of under three percent over the last several years,” said Steven Lidster, Denholtz Properties’ director of development. “We recognized that the strong local demographics and lack of new supply in the market created the ideal conditions to bring this property to the market and we are excited to begin the leasing process.”
