A development site in Hamilton is on the market, with the potential to house nearly 75,000 square feet of industrial space and cannabis cultivation or manufacturing.
Located at 28-38 Thomas J. Rhodes Industrial Drive, the property spans roughly 7.6 acres and is minutes from Interstate 295 and Route 1, according to a team with AEBOV Real Estate Brokerage and Keller Williams Commercial Realty Group. The undisclosed owner is seeking a buyer, ground lessee or a build-to-suit user, the brokers said, noting that the parcel sits within a park that is already home to users such as FedEx, New Penn Trucking and XPO Logistics.
They added that the site is zoned for manufacturing, allowing for a building footprint of up to 74,000 square feet with 40-foot ceiling height and ample parking. It’s also within a township that has opted in for cannabis use and meets municipal requirements for cultivation or manufacturing uses, while ownership has already started the approval process in order to shorten the entitlement timeline for a prospective licensee.
