JEMB Realty has signed a lease with Big Spaceship for one of the move-in-ready office spaces at 1 Willoughby Square, a 500,000-square-foot, Class A+ office tower in downtown Brooklyn, N.Y. Colliers negotiated on behalf of the digital marketing agency, while CBRE represented JEMB Realty.
JEMB Realty recently completed a series of pre-built spaces, where Big Spaceship will establish its new office, on the property’s 17th floor. FXCollaborativ was the architect of the high-rise, the firm occupying three floors and 45,000 square feet at the tower. The property’s tenant roster also includes ARO Architecture Research Office, Cityblock Health, Propel, Walnut Ridge and Gemic.
The deal marks more than 120,000 square feet of leased space since the property’s development, bringing the building to 60 percent occupancy.
Brooklyn’s tallest office building
Completed in 2021, 1 Willoughby Square is the tallest office building in the borough. The project was financed with a $235 million construction loan originated by Otera Capital, according to CommercialEdge shows. The high-rise has a LEED Silver certification, provides 14,500-square-foot floor plates, 7,249 square feet of retail space and 467 covered parking spots.
The 34-story building also includes bicycle parking, air filtration and advanced sustainability features, private shower rooms, outdoor terraces, column-free office spaces with 14-foot heights, a common-area garden, a conference room and a tenant lounge.
Additionally, the office tower is close to multiple bus and subway stations, while being a mile from the Brooklyn Bridge, 2.6 miles from Lower Manhattan, 13 miles from Upper Manhattan and within 18 miles of John F. Kennedy International Airport.
Colliers’ Vice President Aiden Campbell and Vice Chairman Michael Joseph worked on behalf of the tenant. The landlord was represented by CBRE’s Vice Chairmen Paul Amrich and Neil King III, together with Senior Vice Presidents Zachary Price, James Ackerson and Alex D’Amario.
Earlier in July, JEMB secured a 30,000-square-foot lease at Herald Center, a 250,000-square-foot office property in Manhattan. Joint Industry Board of Electrical Industry will be using the new location as a training center.
