Lightbeam Health Solutions has signed a 33,000-square-foot lease at Cypress Waters in Coppell, Texas. The tenant will relocate its headquarters at the 300,000-square-foot, Class A office property, growing its presence in the Dallas-Fort Worth area. The company currently has an office at 222 W Las Colinas Blvd. in Las Colinas, near DFW International.
JLL negotiated on behalf of the tenant, while the landlord, Billingsley Co., represented itself. The owner and developer completed the property in 2022 and received $77 million in construction financing from Regions Bank, according to CommercialEdge data.

The tenant will move at 2999 Olympus Blvd., part of the 1,000-acre, master-planned development Cypress Waters, a project set to total more than 8 million square feet of office, retail and multifamily space. The mixed-use project’s office component is spread across 17 buildings and current tenants include companies such as Brinker International, Signet Jewelers, Caliber Home Loans and Nokia, which signed a 350,000-square-foot lease at The Sound at Cypress Waters, moving its North American headquarters.
A JLL team including Managing Directors Cribb Altman and Jon McNeil, together with Senior Associate Harrison Burt, made arrangements on behalf of Lightbeam Health Solutions. The owner’s Senior Vice President of the Investment and Built to Suits division, Marijke Lantz Flowers, negotiated on behalf of the landlord.
New office building in thriving Dallas area
The ten-story building features floor plates between 29,342 and 31,993 square feet, four passenger elevators, HVAC filters and 1,249 parking spots. Common-area amenities include a 3,800-square-foot fitness center and a coffee bar at the property’s first floor, sanitizing stations, four conference rooms and direct access to Lakeside walking trails.
Situated on a 5-acre lot, the office mid-rise property is close to Interstate 635, 5.7 miles from Dallas-Fort Worth International Airport, 14.7 miles from Irving, Texas, and within 18 miles of downtown Dallas.
Earlier this month, JLL was assigned as leasing agent at another mixed-use project in the South: Trammell Crow Co. topped out 400H, a 365,000-square-foot development in Raleigh, N.C., that will include 150,000 square feet of Class A office space. In January, the company was also appointed by Zeller and Partners Group to provide leasing services for a 402,929-square-foot office tower in Atlanta.
