Matan Cos. has signed a full-building lease with DHL eCommerce at Redstone Industrial in Manassas, Va., totaling 138,000 square feet. Fischer Commercial Real Estate negotiated on behalf of the tenant, while the landlord was represented in-house.
The tenant will occupy Building B, located at 11400 University Blvd. The 2023-built, Class A property features 32-foot clear heights, 40 dock doors, one drive-in door, 60-foot speed bays, a truck court, four electric vehicle charging stations and 215 vehicle parking spots.
The 50-acre Redstone Industrial campus also includes the 103,373-square-foot Building A, which was delivered last month and has 21,872 square feet of vacant space.
The 11-acre property is 5 miles from Manassas Regional Airport, 7 miles from Gainesville, Va., 21 miles from Dulles International Airport, 30 miles from Arlington, Va. and within 36 miles of Washington, D.C.
Fishcer Commercial Real Estate’s Senior Vice President Andrew Hegmann worked on behalf of DHL, while Matan Cos.’ Director of Leasing Brad Benna represented the owner and is also handling leasing services for the remaining space at Building A.
In late 2023, the same landlord signed a 198,000-square-foot lease with AstraZeneca at a 44-acre industrial campus in Gaithersburg, Md. The Class A industrial and life sciences campus project was funded by a $74 million construction loan.
Matan Cos. has entered into a $300 million joint venture with Rockefeller Group for the development of a 5 million-square-foot industrial and logistics center in Suffolk, Va. Dubbed Port 460 Logistics Center, the two-phase development will take shape on 540 acres in the Hampton Roads region.
