A new rental community is underway in Morris County. The project from Woodmont Properties and Canoe Brook Development offers tenants a variety of options.
The partnership announced the start of construction for Wood Brook at Randolph March 11. The 199-unit project comprises a four-story building with 97 traditional flats. Surrounding that are seven two-story townhome-style buildings with 102 residences.
According to Woodmont and CBD, the property will offer one- and two-bedroom layouts. Some include a loft, den and/or vaulted ceilings. All will be equipped with electronic keyless entry systems.
Additionally, homes will feature: 9-foot ceilings, oversized windows, wood-style plank floors, walk-in closets with built-in shelving, full-size washers and dyers, and private patios or balconies. Bathrooms include dual sink vanities with illuminated mirrors and quartz countertops. And kitchens will offer stainless-steel Whirlpool appliances, soft-close cabinetry and marble tile backsplashes.
Select townhome-style residences will include built-in garages while detached units are available for rent.
Located in a central building, Wood Brook at Randolph’s amenities include coworking space, a fitness center and yoga room, media lounge and club room as well as a sports simulator and billiards area.
Attractive suburban living
The team cited Morris County’s ability to attract renters. “With its central location, proximity to New York City and wealth of lifestyle offerings, Morris County remains one of New Jersey’s most desirable markets for suburban living,” said Woodmont Executive Vice President and General Counsel Stephen Santola.
At the start of 2024, North Jersey (including Morris County) was the No. 3 most-competitive rental market in the country, according to RentCafe.

CBD and Woodmont also collaborated on The Waterton in Secaucus (116 units). In Hackensack, the partners anticipate starting a four-story, 250-unit project this September.
Randolph is one hour from New York City.
