If you’re a beginner looking to get started in real estate investing with no money down I’m going to walk you through the investing strategies commonly known as subject to, lease option, and seller financing.
A Subject to transaction is one where you purchase a sellers house without paying off the mortgage. You’re taking over their payments but the loan is still in their name.
A lease option is when you rent a house for a set rate with the ability to purchase it on or before an upcoming date.
Seller financing is what it’s called when the property owner agrees to sell you a property and effectively they act as the bank.
There are several drawbacks with these no money down strategies for getting started in real estate investing that you need to be aware of.
