Prologis Inc. has embarked on a major refresh of its Meadowlands industrial portfolio, seeking to enhance its presence and the appeal of its buildings in one of the region’s key submarkets.
The company, the world’s largest owner of industrial space, said it has updated the facades of 10 buildings in the area between 2020 and 2022. The enhancements include Alucobond metal panel systems, entrance canopies and LED soffit entrance lights, among others, while it plans to complete additional projects this year and begin others in 2024.
All told, Prologis says it has spent some $4.2 million on design and construction costs for all completed projects and the four projects that are currently taking place.
“The multimillion-dollar façade work will be completed as early as Q4 2025,” said Frank Delligatti, operations construction manager for Prologis. “As the leader in logistics real estate, we’ll continue to find and create ways that support our customers in the Meadowlands and throughout our NY-NJ market.”
The projects have breathed new life into a submarket that is one of tristate area’s most coveted, thanks to its proximity to Manhattan and access to labor, but one whose buildings are among the oldest in the state. They’ve also helped the real estate investment trust create a consistent identity within a portfolio that includes buildings such as 40 Triangle Blvd. and 640, 540 and 447 Gotham Parkway, all in Carlstadt.
Additional upgrades at its properties have included LED accent up-lighting, aluminum and glass storefront entrance systems and, in some cases, new office windows along the façade.
Prologis’ footprint in the New York and New Jersey region spans some 250 buildings totaling 55 million square feet.
