A partnership has tapped Bussel Realty Corp. as its leasing team for a 3.4-acre industrial outdoor storage and service property in Monmouth County.
In a news release, the brokerage firm said it’s representing Ridgecut Road and Luzern Associates in the assignment at 379 County Road in the Cliffwood section of Aberdeen. The team noted that the parcel, which is less than a half-mile from Route 35, includes an 8,000-square-foot maintenance facility and is a rare offering in market that has seen demand outpace the supply of functional, zoned sites.
“We are pleased to represent 379 County Road, which is able to accommodate uses ranging from fleet parking, trailer storage, truck repair, equipment storage, building materials, service companies and many others and offers excellent connectivity to major highways and access to the ports, Newark Liberty Airport and New York metro markets,” said Jordan Metz, a senior vice president with BRC. “Sites similar to 379 County Road are ideal ancillary buildings to service those new businesses and industries populating the immediate area, which recognize the central location of this market in providing access to over 2 million people within a 30-minute commute.”
Metz is marketing the property alongside BRC Senior Associate Benito Abbate and Sales Associate James Friel, the news release said. They’re targeting a range of user groups, citing its proximity to major developments such as the 4.2 million-square-foot Central 9 Logistics Park in Old Bridge and the 1.1 million-square-foot Arsenal Trade Center in Sayreville.
The team noted that 379 County Road is a fenced and secured site, while the maintenance facility has ceiling clear heights ranging from 13 and a half to 21 feet, eight drive-in doors, a paint booth and LED lighting.
