Luxury condo tower Solaia is now more than 60 percent sold after a recent flurry of activity at the North Bergen property.
According to Skyline Development Group, activity at the 14-story building has jumped since the start of 2024. That has included a surge with six sales during a single week, the firm said, citing its 10,000 square feet of high-end amenity space and a location near the Hudson River.
Prices start from $1.065 million with limited-time incentives available, according to The Marketing Directors, the sales and marketing agent for the collection of 70 homes at 8701 Churchill Road.
“With the holidays behind us and the economy improving, Solaia continues to attract homebuyers who recognize the enduring value of its exceptional homes, amenities and sought-after riverfront location,” Skyline Development Group CEO Louis Mont said. “The residences exude openness and sophistication, featuring high-end finishes throughout. Our spa-like amenities redefine indulgence, emphasizing a healthier, more balanced lifestyle.
“Furthermore, the building’s exceptional value is underscored by its competitive pricing and its location in a municipality with the lowest real estate tax rate in Hudson County and near phenomenal shopping and dining choices. The robust sales activity reflects the strong appeal of Solaia, and we anticipate further sales activity during the upcoming spring selling season.”
The developer noted that all homes on each floor are Manhattan-facing and boast private outdoor spaces. Amenities include a three-story wellness center with high-end fitness equipment, boxing and a series of spa-style amenities, along with a roof deck with an outdoor kitchen, a dining area, fire pits and couches, along with a coworking space with a private conference room and an owner’s lounge featuring a fireplace, billiards, a catering kitchen and a dining area.
Designed by Architectura, Solaia sits between Edgewater and Weehawken and provides buyers with access to a host of dining, shopping and recreational offerings in the area, along with mass transit options such as the Hudson-Bergen Light Rail and NY Waterway ferry service. Mont, meantime, noted that the building’s views are safeguarded by a recent change to the North Bergen master plan.
“Solaia brings a refreshing perspective to condominium living along the New Jersey Gold Coast,” said Jacqueline Urgo, president of The Marketing Directors. “The developer has genuinely created a residential oasis, seamlessly combining beautiful living spaces with an amenity offering unparalleled in the area.”
