ViaWest Group, together with Willmeng Construction, has commenced construction on The Base, a 144-acre industrial development in Glendale, Ariz.
The project’s Phase 1 will consist of seven buildings totaling 1.2 million square feet, scheduled for delivery in the fourth quarter of 2024. The development team includes DLR Group as architect and Kimley-Horn as civil engineer.
Cushman & Wakefield secured equity financing. In addition, Bank OZK recently provided a $96.5 million loan for the construction of Phase 1.
One of the largest developments in the West Valley
Expected to become one of the largest commerce parks in the area, The Base will take shape southeast of Luke Air Force Base. The campus is slated to feature clear heights between 28 and 36 feet, ESFR sprinkler systems, R-38 insulation, ample car parking and concrete truck courts.
The seven buildings of Phase 1 will range between 85,000 to 309,000 square feet, divisible to approximately 20,000 square feet, while Phase 2 will comprise 780,600 square feet spread across eight buildings ranging from 41,000 to 141,000 square feet.

CBRE Executive Vice President Mark Krison and First Vice President Luke Krison are the project’s appointed leasing brokers. The same team also arranged the land sale for The Base; the initial 82 acres were acquired last October and the remainder in January of this year.
Located at the intersection of Litchfield and Bethany Home roads, the 144-acre site is close to Interstate 10 and near 101 and 303 freeways, allowing future tenants to reach a population of more than 65 million in Colorado, California, Nevada, New Mexico, Utah and Texas.
ViaWest currently has nearly 12 million square feet of industrial space owned, managed or under development. One of the firm’s projects is a build-to-suit for Sub-Zero in Goodyear, Ariz., that will total 1 million square feet when complete.
