The developer behind the acclaimed Bell Works campus in Holmdel has launched a third-party design and construction business, seeking to draw from its experience of building flexible, modern office spaces at the 2 million-square-foot property.
According to the firm, Inspired by Somerset Development, the new buildout and tenant improvement services unit will tap both its in-house team and network of architects, engineers and designers to serve clients throughout the tristate area. It will look to meet the evolving needs of tenants in the traditional and medical office sectors, along with lab users and technology firms, while also catering to those that are subletting space.
Inspired Executive Vice President David Schreiber will lead the new business.
“Today’s office owners and tenants alike are hyper-focused on project timelines and bottom lines as they look to create work environments that can cater to and pivot the fast-evolving nature of the market,” Schreiber said. “These third-party solutions will allow us to work directly with the tenant to streamline every aspect of the design and construction process to create highly desirable, turnkey office spaces.

In a news release, Inspired noted that the expansion is driven by its success creating Bell Works, the sprawling mixed-use campus inside the former Bell Labs complex on Crawfords Corner Road. With the launch of the third-party platform, the team will offer its expertise to tenants outside its portfolio that are in need of fit-out construction within existing office spaces, aiming to serve companies ranging from startups to major corporations at the earliest stages of a project.
At Bell Works — which is now home to a vast mix of technology, traditional office, retail, dining and hospitality spaces — Inspired has completed projects such as the 26,615-square-foot home of CentralReach, a provider of electronic medical record software and services for applied behavior analysis and related behavioral health practices. The firms noted that CentralReach’s staff of 300-plus workers operates on a fully remote basis but worked closely with Schreiber and his team to create a unique, collaboration-focused space it considers its office of the future.
In addition to Bell Works, Inspired has spent years designing and developing other residential and commercial projects throughout New Jersey, which included obtaining building permits and navigating the state’s complex land use and construction laws, the firm said. Its portfolio includes 3.8 million square feet of reimagined office space including both Bell Works in Holmdel and a second location, in Hoffman Estates, Illinois, where it has completed more than 1 million square feet in tenant buildouts to date.
