Adoni Property Group is set to deliver nearly 55,000 square feet of new industrial space in Hillsborough, having tapped Zimmel Associates as its leasing team for the building.
According to the brokerage firm, the property at 315 Roycefield Road will be ready for lease next month. Zimmel announced the assignment Thursday morning while touting a location that is a mile from Route 206, which provides access to Route 202, Interstate 287 and other highways, and a design that will include 24-foot clear ceiling heights, more than 20 drive-in bays and two tailgate loading doors with the potential to add two additional doors.
The 54,600-square-foot building on 5.96 acres will also have parking and build-to-suit office space, Zimmel said. The firm is marketing the site to a range of industrial and warehouse uses, including distribution, manufacturing and storage operators.

In a news release, Zimmel noted the property is a short drive from the Raritan Valley Line, which provides commuter rail service between Newark Penn Station and High Bridge. Prospective users are also about 40 minutes from Port Newark-Elizabeth and Newark Liberty International Airport.
